Pre-Purchase type written reports are fully documented to Australian Standard 4349.1 and include many digital photographs. Written Reports are available for homes less than 30 years old. Verbal Reports are available for buildings of any age. In addition to the inspection of all the structural elements of the house the report also includes a ‘Condition Audit’ on windows & doors, joinery, roofing, walls, electrical, plumbing, fencing, paving and drainage. Areas of special concern to you, our valued client, will be closely scrutinized. Immediately on completion of the inspection the result is available. Inspections and access to your new property can generally be arranged by us within 2-3 business days, directly through your Real Estate Agent if preferred. Pre-Purchase Verbal Reports are an economical way of making an informed home buying decision. The savings gained by not processing the Verbal Report to a written report are passed on to you, our valued client. However any major structural defect will be documented to enable you to cancel the contract of sale. Inspections for Verbal Reports are conducted on the same basis as for Written Reports IE all structural items and full ‘Condition Audit’. We recommend the purchaser be present at the time of inspection so that any defects uncovered may be pointed out on the spot. Inspections may be arranged at short notice, directly through your Real Estate Agent, if preferred.
Together with a building inspection a termite inspection is highly recommended. Termite treatment is available and installed by licenced pest inspectors to AS 3660.1. For your peace of mind building and termite inspections are fully covered by PI insurance.
