Why should we get our property inspection with Just Inspections?

Our inspections are carried out by appropriately qualified and VBA-registered building practitioners.

The appropriate service depends on the concern and the level of advice required. A standard pre-purchase inspection identifies visible defects within accessible areas, while specific structural concerns may require assessment by a structural engineer. For pre-purchase inspections, we will arrange access to the property through your real estate agent directly.

The Sales Act dictates that a contract can be cancelled only if a ‘major structural defect’ is found. We always recommend a building inspection before you sign the contract or before your cooling off period expires.

Owner-Builder (137B) Reports FAQs

Questions specific to owner-builder defect reports and compliance.

As Owner-Builder all the Council and other Building Inspections have been done. Why do I now have to arrange yet another Inspection before I sell my home?

Just Inspections typically deliver owner builder defects reports within two to three days from booking the inspection.

We are usually able to complete the inspection at the property within 48 hours, then deliver the report one business day after the inspection.

Under Section 137B Building Act, any owner builder selling their property must provide a defects report as part of the sale documentation.

A Section 137B Owner Builder Report is a mandatory inspection for properties being sold within 6.5 years of construction, ensuring compliance with building regulations and identifying any defects.

Additional property inspection questions

Timing, payment, qualifications and service areas.

The inspection is urgent. When can it be done?

Urgent inspections can generally be arranged within one or two business days — however if we can get someone there the same day, we will.

If required, we can call you with a brief verbal overview of the inspection as soon as it has been completed. Typed reports are generally emailed the next business day.

Payment for inspections is due on the day of the inspection, prior to issue of the inspection report.

We accept Visa or MasterCard, or direct bank transfer.

Our team of experts are all highly qualified inspectors, registered with the Victorian Building Authority (VBA), with many years of experience in the industry and in various kinds of property inspections.

After the inspection we will have a good idea of the structure and suitability of the house for renovation or extension and, keeping current building regulations in mind, will be able to advise you of the best way to improve your property.

Dilapidation, BAL & Mandatory Inspection FAQs

Questions about dilapidation reports, bushfire attack level assessments and mandatory stage inspections.
Do you offer dilapidation reports?

Yes. A dilapidation report is a dated, photographic record of a property’s condition before nearby construction begins, and again once it finishes. They are commonly required by permit conditions before excavation, piling or demolition. See our dilapidation reports page — from $460 incl. GST.

Usually the party carrying out the works — the builder, developer or owner undertaking construction. Adjoining owners sometimes commission their own report as well, particularly on larger projects.

It is an assessment under AS 3959 that assigns your site a bushfire risk rating, from BAL-LOW through to BAL-FZ. The rating determines the construction requirements for your build. See BAL assessments — $465 incl. GST.

An assessment is required if the land is in a Designated Bushfire Prone Area or covered by a Bushfire Management Overlay. Both are mapped in the Victorian planning scheme — send us the address and we will check it for you.

We attend inspections at the mandatory notification stages — footings, the reinforced concrete pour, completion of the frame and final. Please note the statutory mandatory inspections for your permit are carried out by, or on behalf of, the relevant building surveyor appointed under that permit, so confirm your arrangements with them. Mandatory inspections are the statutory stages listed on your building permit. Our new construction QA inspections add optional checks between those stages — lockup and fixing in particular — where a lot of defects tend to show up.
